The key stages in buying or selling a residential property are taking your details and advising you, preparing or considering the contract pack, making the necessary searches (on a purchase), making or answering any enquiries with the other party, dealing with your mortgage if applicable, advising you of the result of the above and attending to your signature and exchange of contracts which will commit you to the completion of the transaction on an agreed completion date (moving date). Following this we will arrange for receipt or payment of the completion monies including any mortgage funds, pay you or the other party the completion price and arrange for the matter to be completed including the release of keys and the payment to you of any balance payable to you. We will also deal with any stamp duty land tax return and will deal with the registration of the transfer at the Land Registry.
The same basic principles will apply with appropriate variation if we are dealing solely with a mortgage or re-mortgage or the transfer of equity. It also applies to the purchase or sale of a leasehold property in which case there are usual additional enquiries and formalities to be dealt with.
How long it will take for your matter to be completed so that the parties can move into their property will depend on a number of factors. The average process takes between 4 and 8 weeks but this can be quicker or slower depending on the parties in the chain. Sometimes problems arise with other parties out of your or our control which can lead to long delays.
